You guys can come down to India first, We together can visit Bangalore,Chennai and cochin three major cities in south India to understand the potential and to have feel about the market and facilities.

150 to 250 Sqft I counted which includes place with infrastructure and the opex for a month, it can be lower also but I would like to count the expense at higher side to avoid the pitfalls in costing.

Normally all good buildings have Power backup and we need to buy (UPS) uninterrupted power supply systems to manage the switch over.

I think in india we can start with individual seats/ small groups upto 5 members and one meting room. Demand would be more for working spots.

Wifi doesn’t cost much, could be a monthly cost of 5000 Rs( its included in above costing)

I would like to go on a Master Franchise model with S2M this will enable us to get a bigger investor who can do rollout of S2M in a better way, angel investor I am having is bit shaky so if the plan is big we can go to big investors and make it work with a scale.

I would like to put mentoring and business incubation as part of a free service for S2M crowd, we can talk to some good management institute to provide their expertise. This can be free for the crowd if things work out.

About my involvement, I will be involved to manage it but not to run the premises we will plan for the employees.

in order for us to make a basic set up one final question:
you mention in earlier postings an amount of 150/250 inr per sqaure foot...is that per month or?
does it include utilities?
do you use generators as a back up for power?
how expensive is wifi? any indication?

the angel investor has 2000 square foot, that is about 700 square meters right?
do we provide only working space coffe/tea or do people expect some kind of catering?

is that space still available?

once i have these answers I will make a beis set up and we have to decide how to move on...
would oyurself be running the place?

we can charge them for working spots and we can have one or two meeting rooms at each locations

i think for working spots we can charge around 50 to100 rs per hr depends on the location and real estate cost.

if its 50 we can price for coffe and tea extra, with 100 i think we can give it inclusive.

but we need to provide them Wifi, Printers and photocopier etc
and subsidised rate for paper usage.

Once we count our cost correctly we can arrive at a price.

Thanks for info. The market of entrepreneurs leaving bigger companies could be interesting. can we charge them for 'workingspots' or meeting rooms? and if so, what would be a reasonable hourly rate?

And for IT all the global players are in Bangalore ,to name few Microsoft, SAP,Oracle, SUN,IBM,accenture,EDS etc....

Financial sector all banks and financial institutions

Companies have their own setups ( 5 star and & 7star facilities) to run these programs, according to me companies wont use S2M facilities directly in Indian scenario. Most of these companies have huge campuses in India.

we have but lot of entrepreneurial groups who will be working in these companies and want to startup their own, these groups would be the market for S2M india.


There are 3 satr and 5 star hotels near by the place which we are looking at but i belive the group we are targeting cannot afford it.

and other point here in india Realestae is expensive compared to Europe so hotels cannot afford to give he sapce cheap and most of the hotels have always an occupancy of 80% to 90%, and atleast 200 new 5 star hotels are under construction in india.

We have playes like Regus((http://www.regus.com) who gives virual offices and meeting rooms but they need a formal contract and commintment for one year.

Bangalore population is around 6 million and rapidly growing, This is the world capital for ITES and BPO you can see all International Banks, Manufacturing units and IT companies setup back offices in Bangalore since these rapid growth has started in last decade you could see youngsters working for these companies and they all have high disposable income compared to other industry segments and exposures to international locations.


Also there are lot of people work in Bangalore from other Asia, Europe,USA and other western countries for 3 months to 3 years of time span .

This age group will be from 21- 40 years as of now, these group would be the users of this initially since these groups are active in LinkedIn,Facebook and Orkut etc. Students are the other group which will use S2M Bangalore has lot of Engineering, Arts and Management colleges.

Hot spots in Bangalore can be divided into 2

Hotspots which is there for last 20 years

MG road
Brigade Road

New spots developed in recent past backed by malls and IT offices near by

Kormangala
Whitefield
Marthahalli


These hot spots are very expensive the cost may vary from 150 Rs per Square feet to 250 Rs Per Square feet and need to give minimum commitment or lease.


I have contact with one of the angel investor who had funded my IT company in the past and he has a 2000 square feet space in a place call Sheshadripuram inside the city.

what is the development of the free agent movement, or is there a different group we could aim for in India.
where would you like to see one?

once identified we could try to set up a virtuel community around this topic, created a hype and look for locations and financing...

The logistics? We have a variaty of meeting rooms, from 4 m/2 to 200m/2 , so we can handle 2 persons meetings to 250 person...we use an outside catering company (in this case form our sister organisation meeting plaza utrecht) for lunches, coffe & tea etc.

Each meetingroom is decorated to cater to various subjest: creative sessions, formal meetings, congres etc. the reservation wizard matches the clients purpose of the meeting with the right meeting room. For pricing a model is used with 32 variables. The system checks the budget, the budget realised, the minimum yield per room etc. etc. and than presents the pricing to the client.

we have here in utrecht 1500m/2 in total, which includes 15 meeting and conference rooms, a lounges and some seats2work spots, which can be gien free or you can charge money for them...

The seats2meet.com concept is really succesfull as a disruptive concept. The cost structure is much lower than tradional meeting centres, and the s2m product and services really cater for the new generation of knowledge workers (knowmads). So esspecially in countries where there is no or little legacy form the estahblisment (e.g. big hotelchains) and there is a rise of a young, well educated middleclass generation, the seats2meet concept is really an answer.

It is not only the physical product, but it comes with a really sophisticated res. system , including back office and with an integrated social media platform, which itself connects easily ( or will be in the near future) with others like facebook and linkedin.

That socialmedia software platform incorporates collaboration softwaretools like meetingplanners, eventsoftware, groupsformation, a digital dialogue tool ( also used for on line coaching) and more....
